FVB's Richard Damecour and Markham District Energy's chief operating officer, Milan Bolkovic along with Markham Hydro President, Peter Faye, worked untiringly to hammer out a detailed memorandum of understanding with IBM officials. in the end, it was agreed !hat Markham District Energy would make the capital investment to supply the power. in return, IBM would pay a fixed amount for what it determined would be its minimum requirement of energy. it would also pay a fixed price for operation and maintenance of the system. Energy requirements would be paid at a rate varying with the changing prices of the natura! gas and electricity that fuels system. FVB Energy ine. !hen worked out the final challenges of the engineering design. By agreement, the system had to excel at supplying the lab with chilled water cooling since intensive computer use mean it would be a net exporter of heat for ali but the coldest winter months. ünce the design was finalized, FVB tendered major equipment and construction contracts, selecting Comstock as the general contractor. Construction gol underway in the spring of 2000 and the first delivery of energy was made to IBM as scheduled on 1 December !hat year, despite an intervening construction strike. As IBM executives have since told me, the advantages and benefits to them of working in !his way, and of the trigeneration system itself, were many. Among the most important were: n IBM required no capital investment to meet its energy needs, leaving more money to spend on other parts of the lab, D With the mechanicals of the system off-site, more floor space was left tor offices and people, the productive end of the business, D The system will have no negative impact on the environment, D The system has more capacity than the IBM planı needs, so growth will be easy, [1 IBM liked the co-operation it gol from both Markham District Energy and from the town. For me, the lası point is the most telling. As a former executive in the high-tech world of information systems I know the value of good engineering. But I know too !hat teamwork is even more important. And we did work as a team- each partner sharing the vision, communicating, and participating fully. As a resul!, !here were no unwelcome surprises, no gaps in production, and no contractor battles. Of course, Markham District Energy will supply more than just IBM. Within the next ten years we expect it to be generating (from the heart of our new town centre) on the order of 50-60 MW of power. That's enough to keep the furnaces going in every Markham household.
